We have now been open for business for 5 months; and it’s hard to imagine life before William’s Way Estate Agents. It seems a lifetime ago we spent a good week or so arriving at 6am and leaving at around midnight transforming our office. But now we’re here and have become a prominent feature in the NR8 and the very busy Fakenham Road. So what have we learned during this time?
The Market is Fantastic!
Properties are selling; and they’re selling quickly!!! 67% of the sales we have agreed have sold on the first viewing or within two and half weeks! 50% of our sales agreed have gone for full asking price! No doubt we are in a very buoyant market and now is a great time to sell.
Well-Presented Homes Sell Almost Immediately
Our properties that are well presented and decorated have sold immediately and for a better price than anticipated. Through feedback we have learned how important a well presented home will aid the sale of your property. Making the house look neat, tidy, and with minimal clutter makes a HUGE difference. You want to do everything possible to make your viewers want to buy your home.
The Locals Want us to Succeed
Being local is one of the best parts of this job. We know estate agents have a reputation, but being local takes that stigma away and we are not agents, but friends and family. We have met with old school friends, school friends’ parents, grandparents’ friends, associates, ex-colleagues and friends of friends. To work in the area we live is fantastic and we have been given so many good wishes. People have even offered to come out to deliver leaflets with us! We thank everyone for their recommendations and good wishes.
Brexit Won’t Break us
Having started the groundwork for William’s Way at the beginning of 2015 we worked out a business plan based on worst-case scenarios. The morning of June 24th 2016 we learned that Britain had voted to leave the EU and the property market looked very uncertain. We noticed a dip in activity for a week or two, but soon after we have resumed to normal activity in the market. Due to the shortage of properties available, properties are holding good value and we don’t envisage a collapse of any kind.
