As we meet with vendors looking to sell we ask; what is important to them about their estate agent. More often than not one key aspect is achieving the best price. We all want to maximise the sale of our homes and here are a couple tips for you.
Firstly, we recommend doing some research and being very honest with yourself. Look on Rightmove to see what has sold recently and be sure to click the sold subject to contract button. Properties that are sold are better indicators of price than properties listed for sale on the market.
The best way to get the most out of your home is to list your property to encourage buyers with an attractive price. You don’t want to put people off wanting to view with an unrealistic price. If you see one in the same area as yours at 300,000 and you think yours is worth 315,000, justify why it is that yours is going to be worth that 15,000 more. Look through the buyers eyes and see if you think you’re being realistic. Does your property have similar decor, bathrooms, kitchens and reception rooms to the property down the road? If you price it too high and it sits on the market for a while it can actually have a detrimental effect on the value. You could end up getting a worse price than if you had listed at the right price to begin with.
After getting the price right, make sure the home is presented well. Clear the home of all clutter; make sure it looks, smells and feels great inside.
A good perspective to have when selling your home is to remove any reason why a buyer wouldn’t want the home.
