Should I do my viewings or should my agent?
We really don’t have a definitive opinion on this, it’s very much personal preference. Here are some pros and cons that can help you decide what will work best for you.
One benefit to doing your own viewings is that you know a lot more about your property than we do, and this can come in handy with any questions your viewers might have. People like to have quick answers, and you will be able to provide them.
On the other hand, having lived in your home, you see all the bad things about the property in greater detail. In this case it might be good to have an agent do the viewings for you, as they have a more neutral perspective and will be able to portray the features of your home more objectively. Some things that you don’t like in your home could be amazing to someone else.
Another reason you may want to consider letting your agent do the viewings is that the viewers are likely to feel more at ease and spend more time in the home if they aren’t being watched by the owner of the property, as socially that can be quite awkward.
If you do decide to do your own viewings, we certainly wouldn’t recommend trying to sell the home. Homes sell themselves, and what is more important is to make your viewers feel comfortable in your home. Ask yourself what you can do to help them feel at ease. If they feel happy and comfortable in your home, they’ll associate better feelings with it. We recommend talking about things that have nothing to do with the property even, so that the experience is more relaxed, and these viewings are the ones that tend to go well.
