Would you recommend finding or selling your home first?

We get asked this question regularly. One of the biggest hesitations that people have before going on the market is wondering should I find a property before I sell mine. Our advice would always be to sell first. The reason we say that is because if you find a property that you absolutely love and fits every requirement, you just will not be in a position to proceed. You could offer all the money in the world, but unfortunately it means nothing when you aren't able to move forward.

We've seen some really sorry situations where people have fallen in love with once in lifetime properties for them, but they just weren't in the position to get it. You may have to lose a few properties before figuring out that being sold first is the most important thing.

Often people are hesitant to sell first because they are concerned that they'll have a buyer waiting at the door with all their boxes ready to move in. It may be comforting to know that in reality, that is never the case. Agreeing a sale is just a gentlemen's agreement that, should you be able to find somewhere, you will move house. So what we would do is just let the buyer know that we're pleased they like the home, and inform them that our vendor hasn't found anywhere yet, and just to allow them time to find. This model usually works really well.
