Let's talk about selling in a buyers market.
We have had it so good for so long as sellers. It's now time to readjust and understand our position in the market, and in 2023 the buyers have the power. There aren’t so many buyers around this year. People are still buying, but not at the levels they were last year.
For sellers, this means that it's really important to remain competitive when selling your property. If you're a three bedroom semi and you’re priced £20,000 above every other three-bed semi in a one mile radius, you’re probably not going to get sold.
To know that you are priced correctly you’d expect to be having two to four viewings a week. If you have no viewings over a two week stretch, it's an indication that people aren't seeing your property at the price they’d like it for. Listen to the feedback even if it's silent feedback. If no one's viewing, pay attention to that. Adjust the price and look at what you're going to buy for. If what you're going to buy for has also come down, then just adjust your price and your moving difference will stay exactly the same. You can definitely get sold in a buyers market and for a good price.
